What is a Reverse Mortgage?
A Reverse Mortgage is a HUD-regulated, FHA insured program designed to allow those 62 and over to stay in their home.

Basic Requirements
-Minimum age: 62
-Sufficient equity to pay off any existing liens


Most Important Facts

-Income and credit scores are not factors
-Funds are often tax-free (check with your tax advisor)
-Fees may often be financed— (May have no out-of-pocket costs)
-Counseling from HUD is required (may be free and a phone call)
-Loan must be on the primary residence
-Must continue to pay property taxes and homeowners’ insurance
-No monthly mortgage payments required
-It is a non-recourse loan
-You cannot owe more than the home is worth! 
-If sales proceeds are insufficient to pay the balance, FHA pays shortfall
